Water Heater Replacement
Old, leaking or undersized water heater? We remove it, install a properly sized new tank and haul the old one away.
Water Heater Replacement details
A tankless unit heats water on demand, mounts on the wall and frees up floor space. We size it right, install it cleanly and keep it free of hard water scale.
Quick answer: For many rowhomes, yes. A tankless unit mounts on the wall and frees floor space in a small basement, and it never runs out of hot water as long as it is sized right. It costs more upfront than a tank and needs regular descaling in our hard water. It is a strong fit for homes being renovated, basements being finished and households tired of running out mid shower.
A tankless water heater heats water only when you open a hot tap. There is no storage tank to run out, so hot water keeps flowing as long as the unit can keep up with demand. Units mount on a wall, which is a real advantage in a cramped rowhome basement or a small utility closet. The tradeoff is that a tankless unit has to be sized to the flow you actually use at once, and it needs regular descaling in hard water areas like ours. It also never stores a tank full of water that can leak onto your floor.
We install, repair and maintain tankless water heaters for homes and small businesses. For new installs, we look at the number of fixtures that run together, the space, the water lines and the venting or electrical needs, then give you an upfront quote. For existing units, we read error codes, check flow sensors, clean inlet filters and flush the heat exchanger. If your tankless unit is losing temperature or shutting off mid shower, scale is the most common cause, and descaling often brings it back. We service the units we install and the ones someone else put in.

For a new install we count fixtures that run together, look at incoming water temperature in winter and measure the space. That tells us the size of unit you need so it keeps up on a cold January morning, not just in summer.
We plan the mounting location, water connections, shutoff and service valves, and the venting or electrical requirements of the unit. You get an upfront quote that covers removal of the old tank, installation and startup before any work starts. Nothing starts until you approve it.
We mount the unit, connect isolation valves for future flushing and test the system. On repairs we read codes, check sensors and filters and descale the heat exchanger with a pump and solution to remove mineral buildup. We also check the condensate drain if the unit has one.
We run several fixtures to confirm stable temperature, check for leaks and show you the controls and valves. We recommend a flushing schedule based on your water hardness and clean up the work area before we go. Then we note the install date for future service.
Tankless units solve a real problem in Philadelphia rowhomes: space. A basement that holds the stack, the meter, the laundry and a 40 or 50 gallon tank gets crowded fast, and moving a tank down a narrow staircase is no small job. A wall mounted unit takes up a fraction of the room. Homeowners finishing a basement in Fishtown, Passyunk or Mount Airy often go tankless for that reason alone, and owners of small condos and converted units like the compact footprint too. Freeing that corner also makes the basement easier to clean and safer to work in. We plan the mount so it stays reachable.
Hard water is the main enemy of tankless heaters in this region. Minerals scale the heat exchanger, the unit works harder, temperature swings start and eventually error codes appear. Annual descaling keeps it running, and a water softener or scale filter ahead of the unit can extend the time between flushes. Winter matters too: incoming water is much colder in January, so a unit has to be sized for the cold months. We take incoming winter water temperature into account on every install so the unit performs year round.
Tankless water heater cost depends on the unit size, brand, and whether you are replacing an existing tankless unit or converting from a tank. Conversions can need new water connections, venting or electrical work, and a new mounting location. Repairs depend on the error code and how much scale has built up. Adding isolation valves or a scale filter adds parts but saves money on maintenance later. We look at your setup and give you an upfront quote before any work starts.

In the Philadelphia area, most tankless units should be flushed and descaled about once a year because of hard water. Homes with very hard water or heavy use may need it more often. Skipping it lets scale build in the heat exchanger, which causes temperature swings, error codes and early failure. A softener or scale filter upstream can stretch the interval.
The most common causes are scale buildup, a clogged inlet filter, a flow rate too low to trigger the heater, or a unit too small for the demand. Running a shower and the dishwasher at once can exceed what a small unit can heat in winter. We read the error history, clean filters, descale and check sizing to find the cause.
It can if it is sized for winter. Incoming water in a Philadelphia January is much colder than in summer, so the unit has to raise the temperature more, which lowers how many gallons per minute it can deliver. We size tankless units using cold weather water temperatures so two showers still work on the coldest mornings.
A well maintained tankless water heater often lasts longer than a tank heater, in many cases close to 20 years. The key word is maintained. Annual descaling, clean inlet filters and protection from hard water make the biggest difference. Many parts on a tankless unit can be replaced, so one failed sensor does not mean replacing the whole heater.
